Dutch real estate is at a pivotal moment: stabilizing yields, shifting capital flows, and evolving policies are creating opportunities - and risks - for investors. What is the position of foreign capital flows? Where we are in the CRE cycle in the wide range of asset classes: living sector returns, comeback of retail, state-of-the-art versus outdated offices and conversion to mixed-use. On a separate note, we will discuss with policymakers and municipalities like The City of The Hague the role of our government to keep the Netherlands competitive in Europe.

What is the joint approach to create sustainable environments and ESG outperformance? We envision an interactive session with debates on several topics with cities, investors and leading parties like de Architekten Cie., KCAP, OZ architect, Team V Architectuur, UNS.

The Build-to-Rent model, characterized by purpose-built rental properties managed by institutional investors, is gaining momentum in the Netherlands and wider European markets. Despite the growing interest in BTR projects, the housing market faces significant affordability challenges and evolving policies with more uncertainty for developers and investors. What is the position of foreign capital flows? How do we create strategies to de-risk new developments amid shortages? What kind of customer targeted, residential alternatives do we see in Europe (second home, senior living, branded residences)?
